Whether you are a first time home buyer or a seasoned pro, finding, negotiating and then buying a home can be a daunting task. Below you will find information on the steps of the buying process, how Buyer's Brokerage works, and why our associates stand out as your best partner in this endeavor.

• Before you start looking for your new home, it is a good idea to get pre-approved for your mortgage loan by a lender. This will allow you to move quickly once you find the exact home you want. Also, negotiating with an approved buyer is much more attractive to a seller.
• Your Vinings Village Realty, Inc. (VVR) agent will help you establish a criteria for your new home search. A list of features you need in a house and a list of items you want in a house must be considered before beginning a search.
• Our associates will locate homes that fall into your specific criteria and then preview these properties. Everyone's time is valuable, and your VVR agent does not want to spend your time viewing homes that are not appropriate for your situation.
• Once your VVR agent has previewed and then compiled a list of potential homes for you, your agent will take you to visit these homes. VVR agents are highly experienced at recognizing the pros and cons of each house to help you narrow down your search - after all, our priority is to find the right home for you.
• Once you find the perfect house, your VVR agent will prepare a written offer to purchase the property. After looking a comparable house sales in the area, your agent will be able to advise you on the best possible offer for you to make.
• Along with the offer to purchase, your VVR agent will also present an Earnest Money check from you to the seller.
• The next stage is the negotiation process. Our associates are highly skilled at negotiating contracts and will work with you and the seller to obtain the best possible terms for your situation. Once both parties agree on all the terms, a legal binding agreement is then in force.
• Depending on the terms of the contract, an inspection is usually performed after the binding agreement is obtained. Your VVR agent will attend the inspections with you and then present the inspection report to the seller. Often times, there is more negotiating after the inspections report and your agent will be a valuable advisor during this process.
• As a buyer, you will now need to purchase homeowner's insurance prior to closing. Your VVR agent can assist you with this and other details like connecting utilities and scheduling the move.
• Before the closing of your new home, your VVR agent will review the closing statement from the attorney and answer any questions you may have.
• Finally, your agent will attend closing with you and congratulate you on your new HOME!
